Conveyancing and Wills Department
Brian McGeown deals with what is called business conveyancing. This essentially involves the conveying i.e. the transferring of property from one party to another. Traditionally this will involve selling a property where we act on behalf of the Vendor whose main aim is to receive the proceeds of sale for his property and to transfer the title onto the Purchaser.
When acting for the Purchaser we have to be very careful to ensure that the Purchaser is getting what that persons wants and that the mortgage is set up correctly and that they get full title. We have to be very careful of course as to what is going to happen possibly with the property in the future by carrying out local and national searches.
In addition Brian will help with the mortgage process.
Also he acts on behalf of business people who want to sell their business and people who want to buy businesses. This usually involves commercial leases and also he acts on behalf of people who want to buy their own Council property and this is what is called “The Right to Buy”.
He also acts on behalf of those who just want to transfer the property into different names but stay in the property e.g. a person whose property is their sole name and they want to transfer into the joint names of their partner. He also deals with the conveyancing rising out of matrimonial disputes to achieve settlement between spouses and former spouses.
With regards to Wills, Brian will draft Wills for parties and advise them on the best way to dispose of their estate and how to word the Will in order to achieve what they really want.
